West area service centre

Welcome to the west area service centre. The west area service centre serves Bayswater estate, West street properties, Little Venice, Paddington Green and Westbourne Park villages.

The service centre is part of our drive to make our services locally accountable and more accessible. We have a range of specialist services available from the centre including a dedicated team advising on anti-social behaviour and a debt advice team. You can read about the team and the services on offer at the centre below.

West street properties

Managed by Fasil Raja, village manager, for west street properties and Bayswater estate. Fasil split his week between the new office and the Bayswater estate office at the Roundhouse on Hallfield estate.

Income recovery

The income recovery team are there to help tenants with arrears by offering debt advice referrals and housing benefit advice. The team is managed be Phil Johnson and along with his team of income recovery officers, help residents in Bayswater estate, West street properties, Little Venice, Paddington Green and Westbourne Park villages.

The resident relations

The team is responsible for ensuring that the organisation engages with its residents in an effective and positive way. They are our champions in sorting out local residents concerns and issues, they carry out all consultation on better homes work, provide many activities for our residents including events, lunch clubs and resident engagement options as listed in the resident engagement and opportunities framework. They are responsible for overseeing the management of our residents' halls.

Community partnership

The community partnership teams role is to engage with external partners to bring other services closer to our residents. They are a key partner in Westminster Works and other worklessness projects. The team run homework clubs, an estate based youth service, commission and manage the development of new football pitches and playgrounds as well as education and health projects.

Better Homes

The Better Homes team are responsible for delivering planned refurbishment to both the general building structure, and mechanical and electrical elements of our housing stock. These works are directed by 5 year Capital Programme, created by our technical services team through continual surveying and analysis of our properties. The  team works closely with residents, councillors, providers and other stakeholders in order to develop and implement Better Homes projects.

Anti-social Behaviour (ASB)

The team's responsibility is to reduce anti-social behaviour across the villages making up the west area. We organise events with the focus on bringing local communities together. We also meet with the local police teams and Westminster Council at weekly crime reduction meetings working together to target anti-social behaviour hotspots. The team also hold regular ASB surgeries and send newsletters to provide advice and keep everyone informed about what we are doing to reduce ASB in their village.
