We will ensure that you are involved:
- When major works are first planned
- Before major works start
- While major works are in progress
- When major works are over
When major works are first planned
- Your provider will consult your Residents' Association (RA) or Tenant Management Organisation (TMO) about the planned timing and work.
- If your home is not covered by an existing RA or TMO, your provider will consult you individually.
- Your provider will ask your Residents' Panel for comments before the final programme is approved by the CityWest Homes Board.
- Your provider will let you know the final programme approved by the CityWest Homes Board.
- Your provider will discuss how any changes will affect you.
Before major works start
- Your provider will agree a written consultation plan with your RA or TMO.
- Your provider will send you a copy or summary of the final consultation plan.
- If your home is not covered by an existing RA or TMO your provider will write to you individually, asking for your views and encouraging you to form a residents' major works committee.
- If you lease your home, your provider will offer you a one to one meeting before the formal Section 20 consultation takes place.
- You provider will send you a summary of the planned contract specification to comment on.
- If it is agreed in the consultation plan, your provider will involve you or your RA in the negotiations with partners.
- Your provider will let you know the outcome of the partnering negotiations.
- Your provider will arrange for you to meet the contractor before works start to discuss contract arrangements in detail.
- If English is not your first language, your provider will provide written translations or an interpreter (or both).
While major works are in progress
- Your provider will keep you up-to-date throughout the contract.
- Your provider will let you know if the contract changes in an important way.
- Your provider will involve you in signing-off completed work to your home.
- After works have been completed, your provider will send you a questionnaire asking if you were satisfied with the work.
- If it is included in the consultation plan, your provider will involve your RA or TMO in monitoring the contractor's performance.
After major work has been finished
- Your provider will invite your RA or TMO to a final meeting to review how the contract went to see what lessons can be learned for the future.
