Shared ownership
Shared Ownership is a scheme to help people who can't afford to buy a property outright. You buy a share of a property, which can be between 25% and 75%, and pay a reduced rent on the share you do not own.
Who qualifies?
First time buyers (or people who have not owned a property for at least the last two years), who qualify as one of our priority categories.
Westminster priority categories include
- Westminster City Council tenants
- some housing association tenants living in Westminster
- some Westminster Housing Register applicants
- people who have been living in Westminster for at least the last two years.
How does the scheme work?
Homeownership Westminster is a City Council service which keeps a register of eligible residents interested in being nominated to Shared Ownership properties which become available.
Homeownership Westminster nominate people from its Home Ownership Register to buy the properties, based on a minimum income requirement. This will vary, depending on the price of each property.
Our partner housing associations (mainly Dominion, Notting Hill, Peabody, Stadium and Sutherland) send out information about the properties and arrange viewings. They offer the properties to people on the Homeownership Westminster Register with the highest priority.
The housing associations sell you a share of the property, and own the share you do not buy.
What type of properties are sold on the scheme, and where are they?
Most of the properties are flats and maisonettes in new developments or converted buildings in Westminster.
Homeownership Westminster sometimes nominate people for properties in other parts of London, and with other housing associations. The service also nominates people to buy existing shared ownership properties, where the owner wants to sell on. You can buy the share that they own, or you may be able to buy a larger share.
